POSITION OVERVIEW:

At Alterra, we design, develop and deliver the most compelling outdoor adventure experiences imaginable to drive growth and revenue for our resorts. Our innovative, unique communities and world-class resorts fuse entertainment and relaxation to create new standards in the industry. The Project Accountant, Real Estate is responsible for managing and overseeing the financial aspects of real estate development and construction projects. This role involves tracking project budgets, preparing financial reports, and ensuring compliance with accounting standards and regulations. The Project Accountant works closely with project managers, developers, and other stakeholders to provide accurate financial information and support decision-making processes.

WHAT YOU WILL DO:

This position will specifically involve processing project accounting transactions, analyzing project expenditures and any project cost allocations and assist in preparing project management reports including variance analysis, ensuring compliance with internal Project Accounting and Reporting policies and procedures, and providing customer service to all stakeholders within Alterra and its resorts when required. The Project Accountant will exercise independent judgement within defined practices and procedures, applies intermediate level of subject matter knowledge to solve problems of moderate complexity. This position will be located in Denver, CO.

KEY RESPONSIBILITIES:

  • Monitor and manage project budgets, including cost tracking and variance analysis.
  • Prepare and review financial statements, reports, and forecasts with project teams.
  • Ensure compliance with accounting standards, company policies, and regulatory requirements.
  • Coordinate with project team members to gather and analyze financial data.
  • Assist in the preparation of project funding requests and financial documentation.
  • Conduct regular audits and reviews to ensure financial accuracy and integrity.
  • Provide financial insights and recommendations to support project planning and execution.
  • Communicate with project team members regarding contract documents, change orders and other contract modifications, approvals, and additional services-related to vendor billing.
  • Ensure adherence to Alterra’s internal Project Accounting and Reporting policies and procedures and proactively identify and raise non-compliant issues with project team members.
  • Provide high level customer service for any enquiries received from the business in relation to the project accounting activities, maintain effective project team, vendor and other stakeholder relationships, and raise any escalated issues with the Sr Project Accountant.
  • Identify and report continuous improvement initiatives in relation to the project accounting processes and systems
  • Develop and maintain applicable project accounting documentation and supporting procedures and keep up to date with accounting schedules of the company.

EDUCATION/EXPERIENCE:

  • Bachelor's degree in Accounting, Finance, or a related field.
  • CPA or equivalent certification preferred.
  • Minimum of 3-5 years of experience in project accounting.
  • Specific experience related to real estate development and construction preferred with resort experience a bonus.
  • Strong knowledge of accounting principles and financial reporting.
  • Experience with Microsoft D365 F&O or similar financial accounting system.
  • Proficiency in project accounting software and Microsoft Office Suite.
  • Excellent analytical, organizational, and communication skills.
  • Ability to work collaboratively in a team environment and manage multiple projects simultaneously.
  • Technical financial skills as required.
  • Customer service focus essential.
  • Detailed oriented and organized in work.
  • Ability to act and operate independently with daily direction from manager to accomplish objectives.

The base salary range below represents the low and high end of the Alterra Mtn Co Shared Services Inc. salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of the Company’s total compensation package for employees. Other rewards may include short-term and long-term incentives and many region-specific benefits.

Denver area base salary range: $58,000 - $81,000 per year
