Sunriver
 is an unincorporated planned residential and resort community located 15 miles south of Bend along the east side of the Deschutes River and 17 miles (20-30 minutes) from Mt. Bachelor.

Caldera Springs
Established in 2006, Caldera Springs is a 400-acre gated residential community that is characterized by its rich forested setting splashed with acres of lakes for kayaking and canoeing, plus miles of streams and nine miles of walking and biking trails. Learn more about Caldera Springs.

Crosswater features luxury living at its best! Estate homes are located in 600 acres of spacious developments next to Sunriver and Caldera Springs. Crosswater includes a 274 acre golf course with 200 acres of common area. Amenities include fishing, tennis, swimming and three miles of walking/bike trails. The Crosswater Club is a privately owned golf and social club. 

Responsibilities

Broker Hiring and Supervision

  • Supervise the day-to-day professional real estate activity of all licensed brokers in accordance with Sunriver Realty policies and procedures and Oregon Real Estate Agency requirements.
  • Provide leadership and guidance to brokers.
  • Pro-actively assist brokers to resolve client issues and disputes with great care and effectiveness.
  • Create and implement strategies for consistent recruitment of new brokers.
  • Establish and achieve annual hiring goals for new brokers.
  • Plan and implement the marketing plan to further enhance company reputation and brand awareness.
  • Conduct periodic audits of real estate files and transaction processes to ensure compliance with Oregon Real Estate Agency.
  • Implement risk reduction systems and training to reduce liability for company.
  • Conduct annual reviews of each broker, assisting them with goal setting and business planning.
  • Create a training agenda and lead training sessions from time to time for both new and experienced brokers.
  • Conduct regular sales meetings, including coordination of outside trainers or guest speakers. Provide frequent and pertinent statistics, market data and business trends.
  • Recognize and reward top producing brokers as approved in annual business plan.
  • Actively ensure the safety of team members and clients by using the best practices from the National Association of Realtors.

 

Financial/Budget

  • Achieve budgeted NOI objectives for Sunriver Realty
  • Prepare the annual business plan and budget for Sunriver Realty.
  • Review and forecast monthly financial statements for accuracy and compliance with approved budgets.
  • Review/approve accounts payable invoices using Birchstreet or other A/P system.
  • Review/update monthly broker split amounts per approved company compensation plan.
  • Review/approve broker commission check requests, verifying accuracy based on each broker’s commission split.
  • Develop new business strategies and opportunities that add value and profitability.
  • Prepare quarterly real estate reports for SRLP partnership meetings;

 

Support Staff

  • Hire, supervise and train support staff.
  • Ensure that all staff members offer a warm and sincere welcome/farewell for all brokers, clients and guests including use of guest name & good eye contact.
  • Schedule appropriate reception desk coverage during normal hours of operation, including vacation coverage.

 

Caldera Springs – Developer Sales and Onsite Sales Team

  • Recruitment and retention of Caldera Springs brokers and staff positions.
  • Work with sales team members to ensure daily work aligns with sales objectives and drives team success.
  • Manage any other employees that may be needed to support sales events, open houses and sales initiatives.
  • Shop and maintain current information on competitor inventory/pricing.
  • Ensure that sales process and associated language follows Caldera Springs and SEC regulations to avoid selling real estate as securities (i.e. investment, income property, returns, etc.)

 

Sunriver Resort Teamwork

  • Work in close partnership with the Director of Property Management (Vacation Rentals) to seek and create opportunities for growth and success of managed home inventory.
  • Act as a liaison to, collaborate with, and support all other Sunriver Resort operating departments
  • Attend relevant Sunriver Resort meetings as needed

 

General Duties

  • Create an office environment that is professional and supportive for all brokers, guests, clients and staff members. Foster a culture of trust, direct communication, and commitment.
  • Regular visual inspection of building and grounds to ensure maintenance is being performed, tidy and well kept, and promptly report any safety issues.
  • Represent company at community meetings and functions, including the Chamber of Commerce, Central Oregon Association of Realtors and MLS, and other associations and organizations as may be appropriate.
  • Act with responsibility towards all company property, supplies and equipment

Limitations

The Managing Principal Broker shall not have authority to bind Sunriver Realty as to the following matters without first obtaining approval of the Managing Director of SRLP:

  1. Sale, lease, exchange, mortgage, pledge, or other transfer or disposition of the assets of Sunriver Realty.
  2. Merger of Sunriver Realty with another entity, or other reorganization.
  3. Incidence of indebtedness or contractual obligations by Sunriver Realty other than in the ordinary course of business, or in the ordinary course of business and exceeding two thousand dollars ($2,000) in any single transaction.
  4. A transaction involving an actual or potential conflict of interest between the Managing Principal Broker and Sunriver Realty.
  5. A material change in the nature of the business of Sunriver Realty.

Qualifications

  • Licensed Oregon Real Estate Principal Broker.
  • Certified Real Estate Broker (CRB) Designation preferred.
  • Demonstrated leadership experience in real estate brokerage management
  • Significant experience in the Central Oregon or other resort/vacation real estate markets is preferred;
  • Experience with resort vacation rental programs and owners’ associations;
  • Proficient with Microsoft Office suite of programs;
  • Strong organizational skills
  • Must acknowledge that position is one of trust and confidence with fiduciary obligations to the company that include, without limitation, (a) a duty of undivided loyalty; (b) an obligation to act in good faith in exercising these job duties; and (c) the obligation not to enjoy personal gain at the expense of the Company.
  • Must have a valid driver’s license and meet company driving standards
  • Must always ensure a teamwork environment
  • Ability to work a flexible schedule that may include evenings, weekends and holidays
  • Must have the ability to resolve problems/conflicts in a diplomatic and tactful manner
