POSITION SUMMARY
Alterra’s Development team is a small but capable group focused on driving and supporting long-term growth and enterprise value at our resorts via capital planning and development. The Project Analyst will be a key member of the Development team, supporting all major development projects throughout their lifecycle. The position has a broad scope of responsibilities including work on capital planning, project accounting, real estate planning & development, presentations to senior management and stakeholders, capital budgeting and forecasting process, and financial analysis. This position is ideal for an individual with existing project management and/or finance & accounting experience, an analytical mind, and a strong work ethic who is currently seeking a career-broadening opportunity providing exposure to a multitude of aspects of resort planning, project management, and corporate accounting/finance in a fun, dynamic company. The Project Analyst will have the opportunity to interact and work with senior executives on a variety of company initiatives, as well as consistent collaboration with resort executives and leadership teams, requiring an individual who approaches teamwork with humility but has the confidence to engage thoughtfully with C-level executives.
ESSENTIAL DUTIES
General Responsibilities
- Provide required project controls cost/budgeting functions in tracking total spend, committed capital, and projected/forecasted spend on major capital / development projects
- Own and manage project setup in financial / information systems
- Maintain and consolidate weekly/monthly project status and financial updates
- Work with project managers to determine the status of projects with reference to budgets, change orders, allowances and purchase orders and other budget impacting items.
- Analyze project budgets to assess margin drivers to identify areas for improvement.
- Review development and construction trade partner pay applications and ensure proper documentation has been obtained (e.g. lien releases and insurance requirements).
- Assist in the review of the monthly job cost status report with responsibilities for reviewing Cost to Complete, Actuals, and Forecast, Unbilled Purchase Orders, Over/Under variances, researching and reconciling discrepancies between invoices and Purchase Orders.
- Partner with the accounts payable team on resolving billing issues.
- Produce and present project summaries & reports for senior management and stakeholders
- Ad-hoc analysis as required
- Other duties as assigned
REQUIRED QUALIFICATIONS
Experience:
- 3+ years of accounting, finance, or other relevant work experience required
- Accounting work experience is preferred
- Experience working within complex organization is preferred.
- Experience working with property accounting and property underwriting is a plus
- Previous project management and/or project accounting experience preferred
- Strong Excel, PowerPoint and Word skills required
- Cost accounting experience is preferred
- Contract review and Purchase Order creation experience is preferred
- Experience working with D365 ERP system is a plus.
- Prior experience with enterprise accounting / reporting systems a plus
Knowledge & Skills:
- Knowledge of financial principals and financial modeling techniques
- Solid understanding of accounting, project accounting, and project management principles
- Self-starter that will enable team and group growth.
- Strong analytical skills and the ability to build complex Excel models
- Excellent PowerPoint skills and the ability to build high quality presentations quickly
- Ability, or interest in learning, to craft a compelling financial and strategic narrative in presentations
- Effective written and verbal communication skills
- Review and analyze of all activity recorded on the job cost report.
- Produce tracking files of development projects to inform upper management of notable dates and financial milestones.
- Ability to develop and deliver a monthly development reporting package to C-level executives of all projects in flight.
- Ability to analyze the financial mechanics and writeup of a project on a monthly cadence.
- Strong skillset for properly forecasting cost out over the life of the project.

EDUCATION REQUIREMENTS
- Undergraduate degree (degree in finance, or accounting)
The base salary range below represents the low and high end of the Alterra Mtn Co Shared Services Inc. salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Alterra Mtn Co Shared Services Inc.’s total compensation package for employees. Other rewards may include short-term and long-term incentives and many region-specific benefits.
Denver area base salary range: $57,000 to $84,000 per year
